DESCRIPTION
VILLA WITH POOL FOR SALE IN UMBRIA, CITERNA
At the border between Umbria and Tuscany, not far from the historic center of Citerna, we find this 345-sqm villa with pool and land. The property currently offers 3 bedrooms and 3 bathrooms but one could easily build a further independent apartment in the guesthouse. The land (1.8 ha) includes a fenced park dotted with olive trees and an 18 × 9 m swimming pool.
The two villages of Citerna (1 km) and Monterchi (4 km) offer together all the necessary services such as supermarkets, banks, post offices, schools and pharmacies. Citerna, in particular, is easily reached even on foot in roughly 10 minutes.
Leaving Citerna behind, other historic centers of Tuscany and Umbria can be reached in less than two hours (Anghiari, Sansepolcro, Città di Castello, Umbertide, Cortona, Perugia, Siena, Florence…).
The closest airport is the one in Perugia (64km; 50’) but the terminals in Florence, Pisa, Bologna and Rome are equally convenient.
DESCRIPTION OF THE BUILDINGS
La villa (275 sqm – 2,959 sqft, 3 bedrooms and 3 bathrooms) is laid over three floors organized as follows:
- Basement: storage room, cellar, closet, warehouse and technical room;
- Ground floor: kitchen, living room with fireplace and habitable terrace, studio and bathroom;
- First floor: master bedroom with en-suite bathroom, two bedrooms, bathroom and gallery.
The guesthouse (70 sqm – 753 sqft), linked to the villa by a porch, is laid over two floors instead:
- Ground floor: garage, laundry room (convertible into a bathroom);
- First floor: loft (convertible into a bedroom).
The building are already inhabited and only need a few works to update some of the finishes and systems, a process which would also lead to a better overall energetic performance of the building, by reducing waste of electricity and fuel.
EXTERIORS
The property covers in its entirety roughly 1.8 hectares (4.4 acres) of land. Besides several olive trees (which also allows producing a small quantity of oil for personal use), the land is mainly covered in parkland and, along the slope just below the villa, one can find the 18 × 9 m swimming pool with a terracotta-paved solarium.
The word Villa refers to an architectural typology whose meaning has evolved over the centuries. In the Roman Age, the villa was a house built for the upper classes. In the Post Roman Age, villa referred to a sort of village, similar to a fortified and self-sufficient farm whose inhabitants were called "villani" or "villici". It is with the architect and philosopher Leon Battista Alberti and his masterpieces Villa and De re edificatoria that the Villa starts to be considered as a place of pleasure and leisure. In the Renaissance villas, the first example of which is considered Villa Medici in Fiesole, the typically military and defensive features of rustic medieval castles are, for the first time, abandoned. This new conception of villa starts, therefore in Tuscany and, then, spreads to other courts of Italy and Europe. The Palladian villas, built in the sixteenth century in the area of Vicenza and along the Riviera del Brenta, represent examples that remained very influential for over four centuries.
It is very interesting to note how the term "villa" is commonly used in the English language. At the beginning of the eighteenth century, in fact, even in England this new architectural style became fashion and the word "villa" was so officially adopted also by the into English language. In the nineteenth century people began to talk about Villas simply referring to isolated buildings in the countryside, to emphasize the contrast with the houses joined together. This is a brief history of the architectural style protagonist of this portal, the Villa, whether we are talking about a farmhouse converted into a prestigious dwelling, a modern villa, a castle, a Medicean villa or a villa abroad.
