DESCRIPTION
VILLA FOR SALE IN CASTIGLIONCELLO, TUSCANY
This splendid Palladian-style villa is located by the sea in Castiglioncello, in one of the most exclusive corners of the Tuscan coast. With over 1,000 sqm of floor space, the building was finely renovated in 2014 and currently houses 8 bedrooms, elegant reception rooms and a spa with a panoramic terrace on the top floor. The 8,000-sqm park provides excellent privacy and houses the 10 × 8 m swimming pool. A privateaccess to the sea completes the property.
The town of Castiglioncello gained great fame in the 1960s when renowned artists and producers stayed there (including Federico Fellini, Alberto Sordi, Marcello Matroianni...) who often ended up also buying villas in the area.
Services are all available in the town of Castiglioncello or, in some cases, in the nearby town of Rosignano Solvay (4km; 5'). The Tuscan coast can be reached, both north and south, in less than an hour (Livorno, Marina di Bibbona, Bolgheri, San Vincenzo, Forte dei Marmi, Follonica...).
DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES
The main villa (5 bedrooms and 6 bathrooms), dating back to 1880 and entirely renovated by the current owners in 2014, has four floors in total:
- Basement: cellars, one of which is suitable for creating a second kitchen;
- Ground floor: two entrances, living room, dining room with fireplace, kitchen, service bathroom, laundry room and master bedroom with private bathroom and wardrobe;
- First floor: three bedrooms with private wardrobe and bathroom, library, home cinema and two panoramic terraces;
- Second floor: bedroom with private wardrobe and bathroom, wellness area with spa, massage room and terrace overlooking the sea.
The renovation work has enhanced the finishes of the villa, which features a modern and elegant style that certainly recalls the 18th-century Palladian layout and the early 20th-century Art Nouveau styles. At the same time, it was also decided to modernize all the building's systems, which are therefore up to standard and appropriate to the prestige of the villa. The three floors of the villa have a heating/cooling system installed under the floor. What’s more, the building has a centralized cooling system with dehumidification filters. Domotic connections allow checking the house systems and appliances remotely.
On the other hand, the charming guesthouse (3 bedrooms and 3 bathrooms), located a short distance from the villa, has two floors and independent systems from the main villa:
- Ground floor (keeper's apartment): living room, kitchen, bedroom and bathroom;
- First floor: two guest bedrooms with private bathrooms.
A convenient garage completes the property and allows up to two cars to be sheltered.
EXTERIORS
The villa enjoys excellent privacy and is immersed in a lush 8,000-sqm park surrounding the building. A short distance from the villa is a heated 10 × 8 m saltwater swimming pool with a wooden sunbathing area. The pool also has a whirlwind corner. The villa’s real prize, however, is its private access to the sea via a small beach (also private, 50 m total) that can be easily reached directly from the garden through a wooden gate.
An alarm and video-surveillance system keeps the house and its inhabitants safe.
The word Villa refers to an architectural typology whose meaning has evolved over the centuries. In the Roman Age, the villa was a house built for the upper classes. In the Post Roman Age, villa referred to a sort of village, similar to a fortified and self-sufficient farm whose inhabitants were called "villani" or "villici". It is with the architect and philosopher Leon Battista Alberti and his masterpieces Villa and De re edificatoria that the Villa starts to be considered as a place of pleasure and leisure. In the Renaissance villas, the first example of which is considered Villa Medici in Fiesole, the typically military and defensive features of rustic medieval castles are, for the first time, abandoned. This new conception of villa starts, therefore in Tuscany and, then, spreads to other courts of Italy and Europe. The Palladian villas, built in the sixteenth century in the area of Vicenza and along the Riviera del Brenta, represent examples that remained very influential for over four centuries.
It is very interesting to note how the term "villa" is commonly used in the English language. At the beginning of the eighteenth century, in fact, even in England this new architectural style became fashion and the word "villa" was so officially adopted also by the into English language. In the nineteenth century people began to talk about Villas simply referring to isolated buildings in the countryside, to emphasize the contrast with the houses joined together. This is a brief history of the architectural style protagonist of this portal, the Villa, whether we are talking about a farmhouse converted into a prestigious dwelling, a modern villa, a castle, a Medicean villa or a villa abroad.
