DESCRIPTION
COUNTRY STYLE VILLA IN PERUGIA
Situated in a panoramic and quiet location 3 kms away from amenities, near the Tuscan border, Casale dei Gerani comprises a finely restored traditional Casa Colonica, a guesthouse and a garage/barn. It is set in 6,5 hectares of landscaped grounds and although the position is secluded and sheltered, it is not isolated. There are stunning views to the west across the Tiber Valley.
The main Casa Colonica of Casale dei Gerani was restored to an exacting standard between 2005 and 2006, retaining many original features of the old farmhouse, cleverly combined with high-end modern finishes throughout. The ground floor consists of a large drawing room with a centrally placed wood burning stone, a formal dining room, (both of which have solid oak floors); a large, beautifully designed kitchen with a vaulted ceiling, an adjacent breakfast area and a walk-in-larder. The finish of the kitchen units, complete with marble worktops, is designed to complement the age of the house and contains every conceivable modern convenience, complete with an "ILVE Range style” cooker.
Below the kitchen area is a useful cantina room offering a secondary kitchen and storage areas and access to the gardens beside the house. Going from the drawing room into the stairwell you will find a ground floor cloakroom and a separate linen cupboard/ironing room.
The stairs take you to the first floor, where there are three double bedrooms, each with its own bathroom, plus a sitting room which could easily become a 4th bedroom. There is also a dressing room with fitted cupboards. The main bedroom suite also enjoys the use of an external loggia facing the morning sun and the original external steps that lead up from the garden. There is air conditioning in the bedrooms, whilst under floor heating ensures that the house is warm and comfortable in the winter.
Together with the main house, in the grounds there is a tobacco drying-tower and adjoining barn, which has been completely restored and converted to provide very comfortable accommodation for up to four people. It has two bedrooms, two bathrooms, a lounge, kitchen and dining area, a laundry room and pool toilet. There is air conditioning in the bedrooms and under-floor heating throughout. Outside there is a covered terrace which faces west across the valley.
La Torretta is ideal as guest accommodation for visiting friends or family. It has full permission as an affittacamere and if required can produce a substantial income from comprehensive International advertising.
In addition there is a double garage close to the entrance gate with a mezzanine gallery and space for two cars and various other equipment. There is a possibility that this building could be converted to further accommodation, with the requisite permissions. There are also two double covered carports, one of which provides separate parking for la Torretta.
The complex is set in 6.5 hectares with olive groves producing up to 300 kg of oil, over 100 walnut trees and a 1.1 hectare paddock, with water and ideal for equestrian use.
The 12 x 6 m swimming pool is a beautifully executed project, complete with a small paddling area to one side that feeds into the main pool via a waterfall and is surrounded by a large solarium in natural stone. Next to the pool is a 6 x 4 m gazebo providing essential shade and an outside bar/kitchen for catering. The gardens around the pool and the buildings have been artfully planned and are extremely well kept, aided by a fully automatic irrigation system fed by the well. There are stunning view to the west across the Tiber valley.
The property has mains water, a well for irrigation, electricity and gas. Both houses have separate telephone lines plus an ADSL connection. The main garden is fully fenced, providing a secure area for any family pets.
The nearest amenities can be found 3 kms away in the hamlet of Solfagnano Parlesca, while Pierantonio and Umbertide are the closest largest towns. The city of Perugia and its international airport are only 20 kms away.
The word Villa refers to an architectural typology whose meaning has evolved over the centuries. In the Roman Age, the villa was a house built for the upper classes. In the Post Roman Age, villa referred to a sort of village, similar to a fortified and self-sufficient farm whose inhabitants were called "villani" or "villici". It is with the architect and philosopher Leon Battista Alberti and his masterpieces Villa and De re edificatoria that the Villa starts to be considered as a place of pleasure and leisure. In the Renaissance villas, the first example of which is considered Villa Medici in Fiesole, the typically military and defensive features of rustic medieval castles are, for the first time, abandoned. This new conception of villa starts, therefore in Tuscany and, then, spreads to other courts of Italy and Europe. The Palladian villas, built in the sixteenth century in the area of Vicenza and along the Riviera del Brenta, represent examples that remained very influential for over four centuries.
It is very interesting to note how the term "villa" is commonly used in the English language. At the beginning of the eighteenth century, in fact, even in England this new architectural style became fashion and the word "villa" was so officially adopted also by the into English language. In the nineteenth century people began to talk about Villas simply referring to isolated buildings in the countryside, to emphasize the contrast with the houses joined together. This is a brief history of the architectural style protagonist of this portal, the Villa, whether we are talking about a farmhouse converted into a prestigious dwelling, a modern villa, a castle, a Medicean villa or a villa abroad.
